How To Challenge Your Property Tax Payment...

Attached below is a great story from August by John Matarese from Channel 9. If you've recently bought a home and are paying more in tax value than what you purchased it, in some cases, you can argue the purchase price was less than what you're paying. That may, or may not work. Ask a real estate agent, some, like myself, would be more than willing to pull comps for your area to see what the appropriate value of your home is, versus what the counter auditor says. Honesty In Real Estate, Leads To Success In Any Market...

Honesty has always been the best policy in life, it's no different in the real estate business. Walking into a listing appointment and educating your seller's on how to position their home properly in this market, is flat out being HONEST!! Regardless if they agree with you or not.... Which brings me to my next point: Agents that just take listings without properly educating their seller's on positioning, are LYING to their customer!

Recently, I had a listing appointment with a seller that thought their home was worth more than what it really could sell for. After evaluating the comps and educating that individual about price aggressiveness in this market, they told me they were going to go with another agent because they said that agent could sell it for more than I could. WRONG!! That agent can only sell it for what a buyer is willing to pay.... My expertise is to educate you on what I believe a  buyer would be willing to pay based on the comps available to us in that area. The agent has it listed for 30K more than what I told this individual it would sell for. It will sit, and will sit on the market for quite sometime at that price. When it expires, I will contact them, and ask the question, "Ok, are you motivated now to sell your home? Are you willing to be educated on how I can make this happen for you?" If both of those questions are answered with a YES, then I will sell it!

It's frustrating to see agents take listings that won't sell, just to have them in their inventory so it seems as though they are better than the competition. I'd rather have 5 listings in my inventory of which I know will sell in the first 30 to 60 days I list them, than have 20 active listings that will sit on the market for months and months on end. That's a disservice to your client to do that. That is not educating them on price aggressiveness. That is LYING to the consumer!!
